1. You must be 28 or older to book, and you will be responsible for the good conduct of your entire group. The person booking must occupy the property for the full stay.

2. Only the number of guests confirmed for your booking are allowed at the cottage. You are not permitted to host any parties or large gatherings on the premises.

3. You will not smoke on the premises. No smoking/vaping of any kind is permitted indoors. This includes the use of tobacco/cannabis/e-cigarettes.

4. Pets may be considered on a case-by-case basis. Please message us with your detailed request. A maximum of 1 pet per booking will be considered and a pet fee will apply. Pets must be house trained.

5. Be mindful of your neighbors and keep the noise to a respectful level at all times. Quiet hours are between 10 PM and 8 AM. Please keep noise to a minimum during those times.

6. Please only flush septic approved toilet paper, which we provide. No feminine products/personal hygiene products/baby wipes/paper towels or any other objects. Additional costs may be applied due to damages resulting from improper use. Do not park on the septic bed, located in the front yard under the big hill and do not park on grassy areas.

7. The hot tub is available based on weather and maintenance conditions. Unforeseen weather or mechanical issues may impact the availability of this amenity, and you acknowledge that it is not guaranteed for your stay. If you intend to use this amenity during your stay, let us know in your introduction message so that we can advise if you we can accommodate the request.

8. You and your guests will abide by our hot tub rules, which are also provided in the Cottage Manual that you will receive prior to check-in. Anyone who uses the hot tub must shower before each use. The cover must be placed back on the hot tub after each use. Please do not leave the cover open if you are not using the hot tub. Glass containers and food are not permitted in the hot tub for safety and sanitary reasons. The temperature setting will not be increased beyond a maximum of 104 degrees Fahrenheit/40 degrees Celsius. Only a maximum of up to 6 people may use the hot tub. If water is overflowing, there are too many people in it. Please do not let water overflow as it will not be refilled during your stay. The water level must not go below the jets. If it does, you cannot use the hot tub. Failure to adhere to our hot tub rules may result in an additional fee, which will be charged at the end of your stay.

9. You are responsible for the safety of your entire group at all times with regard to the hot tub. If there are children in your group, ensure they do not access the hot tub without adult supervision.

10. Please do not tamper with or remove an approved & disclosed security monitoring device (cameras located on the exterior of the cottage), or tamper/attempt to remove any part of the alarm monitoring system inside the cottage.

11. Please treat this cottage as you would your own; with love & respect. Please do not wear outdoor shoes inside the cottage and refrain from drinking beverages in bed. Grey face towels are provided to keep make-up stains off of our white towels.

12. Our chef's kitchen has high-end appliances that should be handled with care. Do not line the oven with aluminum foil and do not use spray-on oven cleaners. This may result in repair charges of $2000 or more. The sub-zero fridge door has a smart feature that requires users to wait a few seconds between openings. Please do not pull on the fridge door handle excessively if it is not opening with ease. Just wait a few seconds and try again.

13. Please ensure to keep the BBQ cover on when not in use, and scrape the BBQ after every use. The cover must be placed back on the BBQ after each use, once the appliance cools off. Failure to cover the BBQ may result in additional charges, particularly if it gets rained on while uncovered due to higher risks of damage.

14. Please turn exterior lights off during the day.

15. Please close the umbrella when it is not in use. High winds can result in damage to property if the umbrella is not properly stored.

16. Use of outdoor equipment, such as canoe and kayaks, and hot tub, is at your own risk at all times. In accepting this booking, you agree to assume any and all responsibility for you and your guests.

17. You will follow the check-out instructions, which will be provided prior to check out.

18. Guest must report pre-existing damage within 24 hours of arrival or may be held responsible. The host may recover any costs vial the booking platform. Damage exceeding any coverage limit is the Guest's responsibility. No charges will be applied provided there is no:

A. Damage to the property, contents or furnishings;

B. Excessive dirt, garbage, or mess;

C. Negligent weather-related damage (e.g., umbrellas or furniture left unsecured in high winds);

D. Other costs incurred by the host because of the stay;

E. Loss, staining, or damage of linens;

F. Failure to lock and secure the cottage when unoccupied;

G. Improper use of amenities and equipment, such as the hot tub, canoe, kayaks; and,

H. Eviction by host or law enforcement, or, other charges incurred due to involvement of law enforcement, including municipal law enforcement, during your stay.

19. If the premises becomes uninhabitable due to fire, natural disaster or force majeure, this agreement shall terminate with no further liability to the host. Travel impediments (e.g., snowstorms) are the guest's risk. We encourage you to purchase travel insurance.

20. Unauthorized events such as parties, weddings, receptions or similar (which have not received the hosts prior written consent) will be subject a $2500 CAD fine and any additional charges/losses as the host may advise.

21. Confetti, glitter, pinatas and fireworks are prohibited anywhere on the property.

22. The cottage is not child-proof. Guests accept full responsibility for supervising children and indemnifies the host for any incidents.

23. The canoe and kayaks that are stored under the deck during the winter should remain stored as guests find them at all times. The water toys are not meant to be used during the off season. Improper use of the equipment will result in a fine of $500 or more, at the hosts discretion.

24. You agree to follow all house rules provided via this listing, messages, the welcome book and signage.
